What is Wood Rot?

Wood is an incredible building material known for its versatility. It provides excellent insulation and can be painted, stained, or varnished. However, the only weakness of wood is its susceptibility to rot, which is caused only by fungi – the simplest of all plant life. Fungus spores are present everywhere around us and can land on our homes. But for the fungus to create rot, it requires four specific conditions to be present. Tour conditions for rot to occur are wood, warmth, oxygen, and moisture.

Common Affected Areas of the Home?

Woot rot usually occurs on the exterior but can also affect shirt boards and windows.

Newer windows prevent leaks, which is good news. However, a small gap that is not adequately sealed with caulk can cause rain to seep through and saturate the wood in the wall beneath the window. When wood does not get enough air or sunlight, it remains damp, which creates optimal conditions for fungi growth. Older wooden windows are at an even greater risk, as water tends to pool on the horizontal sills and seep through cracks in the paint.

Door Frames

Your door frames are constantly exposed to the elements, including rain and snow. This makes them more vulnerable to wood rot compared to other areas of your home. Gaps between doors and siding can cause wood rot, especially on wooden frames.

Railings and Banisters

Railings are in direct contact with the elements. Rainfall can cause wood rot in deck and porch railings.

Deck and Porch Area

The elements can expose the boards on your deck, similar to how they can affect other areas of your home. Over time, wood can rot due to water and dampness, but there could be other reasons for damage as well, such as dry rot or galvanic rot.

Galvanic rot happens when pressure-treated lumber comes into contact with galvanized nails or screws driven into it. The chemicals in the wood react with the nails causing oxidation. This leads to corrosion within the boards. The only solution to fix galvanic rot is to remove and replace the affected boards from the deck, thus preventing the spread of the rot.
