There comes a point in your lifetime where you have outgrown your home and need a bigger house to accommodate your family. This causes you to rush and sell your home as quickly as possible. During the fall and winter seasons, that might not be the ideal mindset to get the outcome that you want. Here are some tips to keep in mind when selling your home during the off season.

  1. Showings will be slower than normal because not as many people are looking for houses during these months. Keep in mind the best time to sell a house is in the spring and early summer. That does not mean your house will not sell in the colder months, it will just take more time. The key is patience.
  2. When negotiating price do not settle for less than what our property was appraised for. Just because the temperature is dropping does not mean the price does too. Some buyers have the misconception that during the colder months they can get a home for a reduced price. Unless you are in a hurry to sell your house, like in two weeks from now, do not accept a low offer. Talk with your real estate agent to counteroffer.
  3. Staging a home well can help it sell for a high value and faster. That being said, just because it is the holiday season does not mean your house has to be the spokesperson for the holidays. The point of staging is making the house appealing to the most potential buyers as possible. That is hard to do if your house is decorated for Christmas and the buyer does not celebrate it. That could easily turn that potential buyer away which could cost you more time.
  4. When it comes to the closing date be flexible. Everyone has a life and some are busier than others; from having sport practices for the kids or the once a month book club meeting that ends in a gossip circle. A buyer’s schedule might not line up perfectly with your schedule.

It is not impossible to sell your house during the winter and fall, but it will take more time than it would in the spring. Do not rush the selling process and do not walk away with less than what your property is worth. If you are not in a hurry to sell your house, wait until spring. You will have more foot traffic and interested buyers at the height of buying season.
